Short Sale: This is when a bank or mortgage lender agrees to discount a loan balance due to an economic hardship on the part of the owner. The homeowner sells the mortgaged property for less than the outstanding balanced of the loan, and turns over the proceeds of the sale to the lender in full satisfaction of the debt.
Foreclosure: The legal process by which a borrower in default under a mortgage is deprived of his or her interest in the mortgaged property. This usually is a "forced sale" of the property at public auction.
Reverse Mortgage: A loan available to seniors 62 and over in the United States. It is used to release the home equirty in the property as one lump sum or multiple payments. The homeowner's obligation to repay the loan is deferred until the owner dies, the home is sold, or the owner leaves the home such as assisted living. (always consult an attorney first) |

Property Tax What it Means to You

1. Extended the $8000.00 first-time home purchaser credit until April 30, 2010 with a closing no later than June 30, 2010. The law also created a new tax credit for people who have owned a principal residence for consecutive five of the previous eight years, and who purchase a replacement principal residence. Qualified repeat buyer is equal to 10% of the purchase price up to either $6500.00 or $8000.00. Be sure and use revised Form 5405 to get your check from the government. 2. Doubles the Homestead Exemption to be worth up to $50,000, effective 2008 and you do not have to apply for the excemption. 3. Creates an Assessment cap of 10% for all Non-Homesteaded Properties, this includes property owners and family businesses. 4. Exempts $25,000 on Tangible Personal Property for Businesses, this exemption is for businesses, rental properties, and mobile home attachments on assessments imposed for equipment, fixtures, and furniture used.
